Even worse, the building process is painfully slow. It can take years of planning, permits, public hearings, and legal consultations just to start a project. All of this adds up in time and money.

It’s not more red tape or new programs. It’s about letting the private sector do what it does best: build housing, faster and more affordably. Here’s how:

• Eliminate development fees and taxes on new housing

Removing these charges could cut construction costs by one-third. That makes more projects financially viable—and faster to deliver.

• Streamline the permitting process

Getting permits within 6-9 months instead of 3-4 years would be a game-changer for GTA builders and developers.

• Incent builders with long-term rewards

Focus on future property tax revenue instead of one-time fees. It’s a win-win for cities and residents alike.

A Better Path Forward (And It Doesn’t Start With More Government)

Some parties suggest the federal government should become a developer. But with poor track records on military and Indigenous housing projects, is that really the answer?

Instead, empowering Canada’s seasoned private builders could unleash a wave of new housing, without blowing up municipal budgets or waiting years for results.
